“Property management” conventionally refers to the joint management activities of all the common properties within a building and all common buildings, sites and facilities within a development area (collectively referred to as “Common Facilities” in this Section 4) jointly owned by their owners. The owners may appoint property services companies or other managers to perform the management activities of the Common Facilities. The Property Law (PRC) provides that property owners can either self-manage their properties or appoint a property services company or other managing agents to undertake the management. Property management in the narrow sense refers to the repair and maintenance activities for buildings and facilities, municipal public facilities, or for management projects regarding greening, sanitation, traffic, social order and environmental works, in accordance with appointment contracts. Property management in the broader sense refers to the entire process of management, either by the owners or their appointed property services companies or managing agents.
